Development of a passive-solar office building, Cölbe

Following the recent history of industrial deplition of the site, the primary intention is the renaturation and greening of the site in order to make it attractive for future use. Conceptually therefore, a green carpet is conceptually spread over the formerly sealed area to recultivate and encourage a new working environment. New office buildings are extruded from this surface, spatial elements are incised in the outdoor area’s new topography, to create spaces with amenity value.
A roof of tree-tops from various tree species, planted in rows and highlighting the site’s depth, structures the parking lot and establishes a connection towards the production facility of Wagner und Co. north of the Industriestraße.
The new extension together with the old, and not yet refurbished, Bauer Building creates an access area to the site during the first stage of construction. The following constructions are placed in the depth of the site.
Emphasizing Wagner und Co. ’s business philosophy, which aims at a connection of social and ecological responsibility, the atrium building with its minimized surface is an expression of the company’s democratic principles. All single office rooms are arranged around the perimeter of the building and are linked to the exterior, offering short ways to the community areas – the atrium and the multi-purpose room, which enables the reduction of space requirements for the cell offices. The building form ties the different programmatic areas in a optimal manner, achieving a good surface to volume ratio.
Atrium and a generous entrance stairway offer community space, which encorporates various collective functions, such as large meeting rooms, in part open plan offices, informal consulting areas, copying stations and a showroom. The stacked collective areas, form the “Generator Tank” for the company Wagner und Co. The HVAC-room is centrally located, thus reppresenting the products of the company and exposing its applied technology, through glass walls, to arriving visitors.
Further attractive characteristics of the atrium are, besides the vertical and horizontal transparency, simple orientation in the building and the identity of the space
